Does your upstairs bake while the basement stays cold? Does one thermostat never seem right for the whole house? An HVAC zoning system divides your home into areas that are heated and cooled independently, so each zone gets the comfort it needs. Bridlewood Mechanical designs and installs zoning for new and existing homes across Muskoka.

What Is an HVAC Zoning System?

A zoning system uses: - Motorized dampers inside the ductwork to open and close airflow to each zone - A thermostat or sensor in each zone - A zone control panel that coordinates the dampers and the furnace or heat pump - Often variable-speed or multi-stage equipment to match output to demand

When a zone calls for heat or cooling, its damper opens and the others close or partially close.

Homes That Benefit Most From Zoning

  • Two- and three-storey homes with big temperature differences between floors
  • Open-concept spaces with large windows and vaulted ceilings
  • Finished basements and bonus rooms over garages
  • In-law suites and multi-generational homes
  • Rooms with heavy sun exposure
  • Homes where occupants want different temperatures

Ducted Zoning vs Ductless Zoning

  • Ducted zoning adds dampers and controls to a central system. It works best when ductwork is designed or modified for zoning, including bypass or pressure control.
  • Ductless mini-splits are naturally zoned, since each indoor head has its own control. They're great for additions, bonus rooms, and cottages.

Many homes combine both: a central zoned system plus a ductless head for a problem room.

Designing Zoning Correctly

Zoning done wrong causes noise, high static pressure, and equipment strain. Proper zoning design considers: - Load calculations per zone - Duct sizing so a single zone can handle the airflow - Static pressure control (variable-speed blowers, or bypass where appropriate) - Equipment compatibility: two-stage furnaces and variable-speed heat pumps work best - Thermostat and sensor placement

Because we design and fabricate ductwork in-house, we can modify or build duct systems for zoning. See Custom Sheet Metal & Ductwork Fabrication.

How Much Does an HVAC Zoning System Cost?

Cost depends on the number of zones, duct access, whether ducts need modification, and the control system. Adding zoning during new construction or a full system replacement is the most cost-effective. We quote each home individually.

Which HVAC Zoning System Is Best?

The best system is the one designed for your home's layout, ductwork, and equipment. Communicating systems matched to variable-speed heat pumps and modulating furnaces offer the most precise control.

Zoning and Energy Savings

Zoning can reduce energy use by not conditioning unused spaces, and it improves comfort significantly. Savings depend on how you use the zones.
