A high-efficiency gas furnace turns 95 to 98 cents of every fuel dollar into heat for your home. An older mid-efficiency furnace wastes 20 cents or more up the chimney. Bridlewood Mechanical provides high-efficiency gas furnace installation for homes and cottages in Gravenhurst, Bracebridge, Huntsville, and across Muskoka, on both natural gas and propane. We've been installing furnaces since 1975.

What Makes a Furnace "High-Efficiency"?

Efficiency is measured by AFUE (Annual Fuel Utilization Efficiency). A high-efficiency furnace is rated 90% AFUE or higher; most models we install are 95–98%. They get there with a second heat exchanger that captures heat from the exhaust gases. That process cools the exhaust until water vapour condenses, which is why these are called condensing furnaces.

That design changes how the furnace has to be installed:

  • PVC intake pipe and exhaust vent instead of a metal chimney liner
  • Sealed combustion air drawn from outside rather than from inside your home
  • A condensate drain and trap to carry away the water the furnace produces
  • Correct venting slope and termination so the vent doesn't freeze or recirculate exhaust

Getting these details wrong is the most common cause of high-efficiency furnace problems, so they're where we take the most care.

9 Reasons to Upgrade to an Energy-Efficient Furnace

  1. Lower heating bills. Burn less natural gas or propane for the same heat.
  2. More consistent comfort. Two-stage and modulating models run longer at low output, so temperature swings are smaller.
  3. Quieter operation. Variable-speed blowers and low-fire stages are much quieter.
  4. Better air circulation and filtration from continuous low-speed fan operation.
  5. Safer combustion. Sealed combustion doesn't pull air from your living space.
  6. Chimney-free venting, which frees you from an aging masonry chimney.
  7. Smaller carbon footprint.
  8. Works with heat pumps in a dual-fuel system.
  9. Higher home value with modern, efficient mechanical systems.

Single-Stage, Two-Stage, and Modulating Furnaces

Type How it works Best for
Single-stage Full output on or off Budget installs, smaller homes
Two-stage Low and high fire; runs low most of the time Most Muskoka homes, the best value
Modulating Adjusts output in small increments Maximum comfort, open-concept and larger homes

We'll recommend the right type for your home and budget. More stages isn't always better if your ductwork or layout can't take advantage of it.

Our High-Efficiency Furnace Installation Process

  • Heat loss calculation to size the furnace correctly. Oversized furnaces short-cycle and waste fuel.
  • Venting plan that picks the best route for intake and exhaust (side wall or roof) and keeps terminations clear of snow lines, windows, and gas meters.
  • Condensate drainage to a floor drain or condensate pump, with a proper trap and freeze protection where needed.
  • Ductwork assessment. A new high-efficiency furnace is only as good as the ducts it pushes air through, and we fabricate custom sheet metal transitions and plenums in-house.
  • Gas line and pressure checks for natural gas or propane.
  • Commissioning: combustion analysis, temperature rise, static pressure, and carbon monoxide testing.
  • Thermostat setup, including smart thermostats that support two-stage or modulating control.

Natural Gas and Propane Furnaces for Muskoka Homes and Cottages

Many Muskoka properties don't have natural gas service. High-efficiency furnaces are available for propane with a conversion kit, and our licensed gas technicians handle both fuels. For cottages converting to year-round use, we can also design a complete heating system that combines a propane furnace with a heat pump.

High-Efficiency Furnaces and Heat Pumps

If you're installing a new furnace, ask us about adding a cold-climate heat pump. In a dual-fuel system, the heat pump heats your home efficiently for most of the season and the high-efficiency furnace takes over in deep cold. The system also gives you central air conditioning in summer. See Heat Pump Installation and Heat Pump Financing & Rebates for incentives.

High-Efficiency Furnace FAQs

How much does it cost to install a high-efficiency gas furnace? Cost depends on furnace size, single-stage vs two-stage vs modulating, and how much venting and ductwork work is needed, especially when converting from a chimney-vented furnace. We give a free written quote after seeing your home.

What are the downsides of a high-efficiency furnace? Higher upfront cost, plus the need for a condensate drain and PVC venting. Condensate lines and vent terminations also need to be protected from freezing. With proper installation, these are manageable, and the fuel savings usually outweigh the higher price over the furnace's life.

What's the average lifespan of a high-efficiency furnace? Typically 15 to 20 years with annual maintenance. Regular filter changes and yearly tune-ups make the biggest difference.

Is it okay to vent a high-efficiency furnace through the roof? Yes. Roof venting is permitted and sometimes the best option, as long as it follows the manufacturer's instructions and code for pipe size, length, slope, and termination clearances. Side-wall venting is more common because it's simpler.

How much more efficient is a high-efficiency furnace than my old one? Older furnaces are often 60–80% AFUE. Moving to 96% AFUE can meaningfully reduce annual fuel use. How much you save depends on your home and fuel price.
